The referencing process explained
Obtaining references for future tenants is a very important part of the letting process. When done thoroughly we can weed out fraudulent people and also any adverse credit history.

With our experience we have refined our procedures so that the whole process is smooth from start to finish for all concerned. Below is an explanation of our procedure.
Procedure
- Completed applications are received from the Agent or the landlord by fax or email.
- The Negotiator/Landlord is contacted within three hours of receipt informing them who the reference handler is and what their Direct Line contact number is.
- Application forms are checked for any missing information needed to properly carry out the reference and we inform the agent of any more info we need or sometimes contact the applicant directly if appropriate.
- The application is started and the negotiator is kept informed on a daily basis as to the progress so that they can answer the prospective landlords queries in a knowledgeable fashion.
- We contact the current and previous landlords, employers, character referee and carry out a credit and electoral roll check.
- Once completed the reference report is sent in PDF format to the negotiator along with any supporting documents received.
